The Planning and Economic Development Board (PEDB) invites the public to a special meeting on August 6, 2024, at 7:00 PM in the School Committee Meeting Room, located in Medway Middle School at 45 Holliston Street, to discuss compliance strategies and solicit feedback on the proposed zoning districts intended to comply with the MBTA Communities Zoning Act (a.k.a. G.L. c. 40A, §3A). Information on the Act can be found on the Town’s website: MBTA Communities Law | medwayma (medwayma.gov)
The MBTA Communities Zoning Act requires Medway to adopt zoning amendments to allow multi-family housing by right, on at least 50 acres of land, with a minimum density of 15 units per acre and other requirements that would allow a total of up to 750 multi-family units. The Town of Medway is classified as an Adjacent Community under the law, due to its proximity to the Commuter Rail stations in Franklin and Norfolk. The underlying zoning for all lots located within the proposed MBTA Communities overlay districts will continue in effect.
The PEDB for over a year has been reviewing at its public meetings a number of potential areas of Town that may be suitable to fulfill the Town’s requirements under the Act, while minimizing the potential impacts to the Town and its residents. Your input on these proposed districts is welcomed, and the PEDB will incorporate feedback from this meeting to gauge which combination of districts are most appropriate to bring the town into compliance while best serving the interests of the community and its residents.
A separate public hearing will be held at a future date to prepare an amendment for consideration of inclusion on the warrant at the November 12, 2024, annual town meeting.
